Design-Build Project Roadmap

Every project is different, but most custom homes and major renovations move through these phases. Select a phase to see what's decided, what you'll do, and what tends to cause delays.

  1. We learn the home, your goals, constraints, and the level of finish you're after, and confirm the project is feasible before anyone commits to drawings or budgets.

    Decisions due

    • Rough scope and priorities
    • Whether the project is realistic on this home, lot, and budget

    Your role

    • Share your goals, must-haves, and an honest budget range
    • Bring inspiration and any existing plans or surveys

    What causes delays: Vague or shifting goals. The clearer you are now, the faster everything downstream moves.

  2. The most important phase. We align scope, budget ranges, likely trades, material direction, and the construction sequence — the decisions that keep the project from drifting later.

    • Detailed scope of work
    • Budget and contingency
    • Overall design direction

    Your role

    • Make the priority calls — where to invest vs. economize
    • Review and approve the scope and budget

    What causes delays: Skipping or rushing this phase. Changing your mind here is cheap; changing it during framing is not.

  3. Architectural direction is finalized and the selections that drive cost and schedule are settled, so the project can be priced accurately and built without stalling.

    Decisions due

    • Cabinetry, surfaces, fixtures, flooring, and appliances
    • Final layout and elevations

    Your role

    • Make and document your selections
    • Confirm appliance models and sizes early — cabinets are built around them

    What causes delays: Late or undecided selections — the single biggest controllable cause of schedule slip.

  4. Most custom homes, additions, and structural renovations require permits and often engineering review. In Houston this can include floodplain review where applicable.

    Decisions due

    • Final permit set
    • Any required engineering sign-offs

    Your role

    • Approve the final plans for submission
    • Confirm deed and historic-district requirements are cleared

    What causes delays: Design changes after submission, and reviews in historic districts. Lock the design before you submit.

  5. The plan becomes real. We manage trades, scheduling, inspections, and the day-to-day decisions. When the groundwork is solid, the build is calmer and more predictable.

    Decisions due

    • Field decisions as real conditions are uncovered, especially on renovations

    Your role

    • Stay responsive on field questions so work doesn't pause
    • Avoid mid-build scope changes wherever possible

    What causes delays: Mid-construction changes, late-arriving long-lead items (cabinetry, windows), and unforeseen conditions behind the walls.

  6. Where craftsmanship shows — cabinetry, trim, tile, paint, and the details — closing with a walkthrough so the home is delivered the way it was planned.

    • Punch-list sign-off

    Your role

    • Walk the home and note anything to address
    • Confirm everything functions the way you expected

    What causes delays: Rushing the punch list. The last 5% is what you live with every day.
